WHO HANDLES ALL THE PAPERWORK?
After the contract is accepted it will be delivered to the title company where they research the property to determine all the record owners and any liens that may apply to the property. It may be necessary for sellers to produce documents such as divorce decrees, death certificates, bankruptcy discharge orders, power of attorney etc. to show proof of ownership or ability to sell.
 
DO I HAVE TO MAKE REPAIRS, CLEAN OR HAUL ANYTHING?
We can handle everything including hauling and cleaning. You don't have to do anything except take any personal belongings you want and leave the rest. You don't even have to sweep the floors. Please note that you cannot take items from the property that are attached or used for the property to function properly such as air conditioners, window treatments, carpet, cabinets, lights, plants, trees, built in stoves etc. without agreeing to it in the contract.
 
WHAT SHOULD I BE AWARE OF?
Most Real Estate Investment firms will ask for terms in purchasing your home.  They will ask if you have an assumable loan, or if you are willing to sell on a contract for deed, or possibly an option.  They may also ask for a few weeks or more to close on the transaction.  All of the schemes are dead giveaways that the person, or company you are talking to has no money.  They are wantintg to make a profit on your home, but have no risk, and little or no cash involved in the transaction.
