Terms:

  • NO QUALIFYING.
  • NO CREDIT CHECK.
  • NO monthly payments.
  • Loan maturity is 6 months.
  • 10-20% minimum down payment.
  • Loan amount maximum is $1,000,000.00 per property .
  • No limit on the number of loans per customer .
  • Loans are based upon property value and not the borrower .
  • No Prepayment Penalties (30 day minimum of loan interest).
  • Borrower equity required is determined on a case-by-case basis .
  • Property Insurance required or we can provide insurance.
  • Title report required if not purchased at Trustees Sale .
  • Overall cost is MUCH lower than convential financing.
  • No "loan committee" and no "underwriting process".
  • We can fund a transaction the same day if necessary.
  • We are personally making the loans as private lenders.

Compare to hard money lenders:

  • We want your business and will attempt to match or beat fees and/or rates.
  • Funding can be provided the same day, however if you are aware of funds needed in advance, please let us know so we can fund the day you require. 
  • Borrower equity can be determined on a deal-by-deal basis, but we typically like to see 10-20% down and/or around 70% LTV (Loan To Value).
  • No monthly payments required during the length of the loan.  Principle and Interest is paid back whenever you close the sale or refiance your investment property.  (Our investors average 68 days on their loans.)

Some or all of the following fees may be required:

  • Processing Fee:      $500 to $1,000 (Required)  
  • Origination Fee:       Depends on lenders
  • Wire transfer out:     $15
  • Cashiers check fee: $ 5
  • Company check:      No fee
  • Recording Fees:      $10-$32 depending on your loan docs.
  • Property Insurance Required (Fasula-Kaplan Agency can issue a same day insurance binder, even for distressed properties: 602-997-7451)
